Under the South Kempsey Village Precinct proposal, 104 lots in South Kempsey would be rezoned, allowing for a greater range of business uses and housing types. 

Council’s Strategic Projects Coordinator, Bruce Potts, said if it is to go ahead, it will be an important milestone for the Kempsey shire as it would be the first time that the B4 Mixed Use Zone has been implemented.  

“Part of the precinct is already zoned B2 Local Centre, which allows for a variety of business uses that “fit” with a neighbourhood precinct,” he said.

“Moving to a B4 Mixed Use zone allows a greater range of business uses to be undertaken, while still aiming to preserve a neighbourhood feel.  

“Additionally, a section of the precinct currently zoned R1 General Residential is being rezoned to R3 Medium Density Residential to allow for a greater range of housing types to be provided.”

Mr Potts said the completion of the Pacific Highway Bypass had provided council with the opportunity to investigate ways to stimulate economic activity in retail and commercial precincts in South Kempsey.

“Rezoning the land in South Kempsey will springboard benefits back into the immediate community through local employment opportunities, improved services and greater retail choices,” he said. 

Mr Potts said Kempsey Shire Council undertook consultation with all of the affected property owners during the preparation of the planning proposal back in 2016.

The plan will be on public exhibition for a period of 28 days from Thursday 23 March until Friday 21 April.
