The building is currently leased to retail giant Bunnings Warehouse on a 12-year lease until 2024, with options to extend to 2049.
Burgess Rawson director and selling agent Simon Staddon said this was an incredibly rare opportunity to be a part of the Bunnings family.
"What we have here is a very unique Bunnings investment at an affordable price point of sub $6 million," Mr Staddon said.
"Most Bunnings properties typically range in price from $10 to $30 million, so this truly is a fantastic opportunity for a cashed-up private investor.
"Seen as one of Australia's most desirable tenants dominating the retail industry, Bunnings has experienced average annual growth of 15.5 per cent since 1995.
"With this asset in Kempsey, they have agreed to pay all usual outgoings as per the lease agreement including land tax and have 3 per cent annual rent increases in place, meaning guaranteed growth for the new buyer."
A modern 3,297sqm facility sits on the 123 Smith Street property, which offers a 44-metre wide street frontage with multi-directional Pacific Highway access.
Returning a net income of $344,364 pa + GST, the Kempsey site will be heading to auction from 11am on Tuesday June 25 at Sydney's Doltone House.
