However, Carlos Peters, the Licensee for LJ Hooker in Kempsey, says he is yet to see any of the predicted downturns in the local property market, in fact, he's busier than ever.
"We are yet to see any of the doom and gloom being predicted for the property market, it's all systems go for us," Carlos told the Argus.
"In my experience, the market hasn't been severely impacted by COVID-19, I've spoken to colleagues up and down the coast, and they are all reporting the same thing.
"The biggest problem for us at the moment is a lack of stock; we are crying out for listings to keep up with the demand."
Nobody can predict what the future holds, but Carlos remains cautiously optimistic, and advises anyone thinking of getting into the property market to get in touch.
"We are in unchartered territory, but anybody who is looking to get into the market but is unsure, get in touch," he said.
"Get your information straight from the horse's mouth, give us a call at L.J Hooker, we are happy to discuss with buyers if they are feeling uncertain, no obligations."

- Ian Argue
Ian Argue, Principal from Kempsey Stock and Land is also skeptical of a significant downturn due to COVID-19.
While there was an initial adjustment period when the virus first came to the forefront, business has mostly returned to normal, albeit with standard COVID-19 restrictions in place.
"Initially, we did notice a bit of a drop-off, but after a few weeks, once things calmed down a bit, our properties have continued to sell very well," Ian said.
"Rural land is going up in value, and we are in a situation where there is more demand than stock. If a property is priced to sell, it goes.
"Our prices haven't experienced a significant drop recently, and from what I've seen they've grown a fraction since this time last year."
